    Village Green HOA

    Dear Village Green Homeowners:

    We would like to update the neighborhood on the status of the request to change our Temporary Structures Rule.  Specifically, the rule currently states, “No boats, trailers, snowmobiles, campers, motorcycles, motor bikes, mini bikes or the like are to be operated, stored or utilized on common areas or visible outside of an owners garage.  This means that if you own a boat, trailer, ATV, etc. and it can fit in the garage then it may be stored there.  The Declaration does not allow these vehicles to be parked on the driveway or at Village Green unless they can fit in your garage.  (Section 4.7(a) and 4.10)”.  A proposal has been made to amend this rule to allow for the temporary parking of things other than passenger vehicles in driveways.

    The Board has heard from a group in opposition to changing the Temporary Structure Rule as well as the group who brought the request forward.  After listening to both and reviewing our HOA documents again, the Board has declined to make a change to the Temporary Structures Rule. 

    In our view, the proposed rule change conflicts with the Declaration and therefore such change requires 67% support of all the owners at one vote per residential lot.

    Homeowners can access Meeting Minutes as well as all of our Governing Documents on the Village Green Website (https://villagegreenhoa.wildapricot.org/).

    We thought it would be helpful to highlight the steps required to change the Declaration:

    1.      An amendment may be proposed by either the Board of Directors or no less than 20% of  Homeowners (One vote per Residential Lot) to be voted upon at the Annual Meeting.

    2.      A Special Meeting can be called by 40% or more owners (One vote per Lot) 

    3.      A 67%  affirmative vote of  all Homeowners (One vote per Lot) is required to change the Declaration.

    The Board explored hiring an attorney to review the HOA Documents and work with the neighborhood to revise and update them, but it will be very costly and we prefer to avoid this expense if possible. 

    Even if an independent legal opinion was obtained that found that the changes could be made via Rule, the Board will not support such a change without a 67% affirmative vote from the Homeowners.

    Hello Village Green residents,

    Want you to know that Chuck Graham and John Law have volunteered to clean up some of the dead trees & brush around the area of the pond that belongs to the Village Green community.

    If you see or hear them cutting with their chain saws and a white truck parked by the benches to haul away the debris, this is the reason why.

    They will be doing this during the day for 2- 3 hours at a time as weather and/or their schedules permit.

    Reminder - Private Road Areas/Turnarounds

    Good afternoon VG Residents, 

    To ensure that the LST snowplow team is able to move efficiently this season with plowing and cleanup, please do not leave any vehicles on any of the private road areas, common areas and turnarounds.

    Village Green HOA

    Pet Rule/Town of Cumberland Restriction - Reminder 

    Good afternoon VG Residents.

    The Board has received a number of complaints of cats roaming on neighboring properties.

    Please be reminded of the Village Green Rule #2 Pet Policy and the attached Town of Cumberland's Ordinance regarding pet restrictions:

    • 2.     Pet Policy:  Owners are responsible for the actions and behavior of their pets.  Dogs kept by Owners or their guests must not interfere with the comfort, safety, convenience or enjoyment of other Unit Owners. It is the dog Owner's responsibility to pick up and dispose of their dog's droppings immediately. The maintenance, keeping or boarding of animals is prohibited within the common elements.  Pets are not allowed outside of their owners’ lot boundary except on a leash attended by a responsible person and in accordance with Cumberland Ordinance’s. The Board of Directors or its agent may cause the removal from the premises of any animal that threatens the safety, comfort, convenience, or enjoyment of another Unit Owner.  (Section 4.19)

    Thank you  to all owners who sent in their votes, and the owners who attended the Annual HOA meeting. 

    With 30 approved votes the Board's 2023 adopted budget passed, the 2021 minutes were approved, and Board terms were renewed for Kay Graham, Katherine Pelletreau, David Goldman as well as a returning Board member, John Law! 

    Please be aware that the ratified budget was voted to include an increase to the monthly base HOA Dues to $112.00 per month, and the new amount will take effect as of January 1st, 2023.

    Huge thank you Beth Waldman and Susan Cygan with both your hard work and dedication to Village Green HOA.

    For owners who passed in their proxies, we had raffle drawings and the following owners will receive their winning gift cards:

    2021 Annual Homeowners Meeting

    The 2022 budget was voted on and approved by Homeowners - 32 in favor, 0 opposed.  The 2022 Monthly Dues will remain at $109 for the Base, and increase to $155 for the LST full service option.   Homeowners who elect Full Service will have total dues of $264 per month.

    In addition, a new Board member was unanimously elected -  Congratulations to Mary Chick who will replace outgoing BOD member Erin Falk.

    Candidates interested in running for the Open Board of Directors position should submit a short Profile statement to Melinda Anderson by October 18.  This is a two year position.  Monthly Board meeting attendance is required on the third Friday of the month, with occasional support to various committees.
